This article is really about bringing all of that together and giving you a genuine view across the industry. In a full disclaimer, I do personally one of the companies mentioned in this article but the research is just based upon the information that I have been able to readily find online though each companies respective websites.

What level of roof cleaning are we comparing?

Before comparing prices, it’s important to be clear about the type of service we’re talking about.


For the purpose of this article, pricing is based on professional roof cleaning, not basic moss scraping.


For most roofs, our method is low-pressure hot water cleaning.


In simple terms, we use a pressure washer with the pressure turned right down, and the water is passed through a boiler where it’s heated to around 60-100 degrees. The heat does the work and not the water force - which allows the roof to be cleaned effectively without blasting the tiles.


As part of this type of roof clean, the bare minimum requirment for the service would normally include:


  • Cleaning the roof tiles
  • Clearing all gutters
  • Cleaning fascias and soffits
  • Washing windows afterwards
  • Washing down surrounding hard surfaces
  • Removing and taking away moss and debris
  • Leaving the property clean and tidy


Another condition is that the access is carried out safely.


This could be from the ground, using a scaffold tower, or with a cherry picker if required.


This matters, because it wouldn’t be fair to compare this level of service with someone who is simply brushing moss off a roof because that is not the same job, and they shouldn’t be compared as though they are.



Everything below is based on that professional standard of roof cleaning.

Why comparing prices can feel confusing

One of the reasons roof cleaning prices feel hard to compare is because companies present pricing in a few different ways.


Some price by property type (terrace, semi, detached).

  • Some price by number of bedrooms.
  • Some show fixed prices.
  • Some show wide ranges.
  • Some include VAT clearly.
  • Some don’t state VAT at all.


So instead of trying to force everything into one average number, the most transparent way to compare pricing is by similar home size, which is what we’ve done below.

Why prices vary even for similar homes

You’ll probably notice that even when comparing similar house sizes, pricing can still vary quite a lot.


Companies can choose to offer a wide range to account for factors such as:


  • location and regional labour costs
  • business overheads
  • size of the operation and staffing cost
  • whether staff are employed or subcontracted
  • insurance levels and working at height cover
  • access equipment and machinery
  • rent or owned business property


Two companies can offer a similar service but operate very differently behind the scenes and that difference naturally feeds into pricing.
