Solihull Patio Restoration Packages
There are a range of different surfaces that can be cleaned in residential homes, and each hardscape requires a slightly different pressure washing method. Because of this, we offer a few different cleaning packages that cater to the different surface types.
Basic (cleaned & treated only): Natural stone, jointed paving slabs, Tarmac & resin bonded areas
Below we have an example of a natural stone patio that was suffering from excessive organic growth. The area is quite shaded, creating the perfect environment for green organic growth when it rains. Here at Squeaky Solihull, we clean a lot of natural stone and there are a few things to consider before having a contractor complete the cleaning on these surfaces.
The first is to never let someone use high-pressure water on your natural stone surface. When we complete cleaning on any natural stone, it is always completed with low-pressure water. We also use a combination of cleaning methods to get the best results and cause no damage to the surface itself. The variable depends on the age of the surface and the general condition it is in prior to the cleaning service. If there are weeds sprouting between the joints, there will likely be some further loosening of the jointing compound during the cleaning process. If a failed jointing compound is currently installed, we can also offer a restoration service to bring your patio back to life!
Here is the before and after of a completed patio cleaning service for one of our returning customers. In the picture, all the jointing is black and stained, covered in organic growth. We initiate the process with a low-pressure technique to remove the surface level algae.
In the images below, you can see after we have completed the initial clean, there are still black stains in the jointing. To lift them, we apply a gentle soft wash solution just like we would in a roof cleaning service. This solution removes the organic staining and keeps the jointing compound intact.
We add a light soap to the soft wash solution to ensure a sparkling, long-lasting clean. This mixture clings to the stains and eliminates them with ease, leaving only your freshly restored patio surface for you to admire.
Deluxe (cleaned, treated & re-sanded): Concrete paving slabs with small gaps. Any surface that requires re-sanding with kiln dried sand after cleaning.
Here is a great example of a patio that’s suffering from black spots. These are black lichens, which start off as tiny organic spores the size of dust. Once the spores settle on a hardscape surface like natural stone, they take root and multiply. Our process starts by cleaning the area with pressure washing techniques. This is more to remove the organic growth staining on the slabs. These slabs can become very slippery, especially in wet and shaded areas around shrubs and trees.
We then apply a soft wash solution to the area with a special soap. The soap allows the clean solution to cling to the area, utilizing the full cleaning power of the solution. Depending on the severity of the dirt or lichens, we will apply two soft wash applications. Once the area is clean and dry, we'll come back with some kiln-dried sand and fill in the gaps between the patio stones. Rather than opting for the kiln dried sand method, some of our customers choose our Premium package, which is where we apply a special compound to the joints to strengthen them.
Premium (cleaned, treated, and re-jointed): Ideal for natural stone but also concrete paving slab
We also offer a re-jointing service with our patio cleaning using a compound that can be applied on the day of cleaning. When it comes to our premium patio cleaning service, we complete all of the above services-- pressure washing, sealing, and re-sanding, as well as re-jointing. The re-jointing compound is brushed into the joints when wet, using a jointing trowel to give the edges a round, aesthetically pleasing effect. Over the next 24-36 hours, the jointing compound begin will set, and within a week, it will have cured to a tough, strong finish. This is great for preventing weeds and giving your patio a professionally cleaned look. Once the jointing compound is set, a sealer can be applied for an even longer-lasting finish.
