What affects the cost of pressure washing a driveway or patio?

Daniel Dennett • March 25, 2026

The cost of pressure washing can change quite a bit depending on the size of the area, the type of surface, how easy it is to access, the condition it is in, and the level of service being provided.

In this article, we’ll break down the main things that affect the cost of pressure washing a driveway or patio, so you can understand why one quote may be higher or lower than another.

The size of the area

The main consideration that affects the price of pressure washing a patio or driveway is simply the size of it.

In England, the areas are typically measured in square metres, and that is often the starting point for working out the cost.

The process to measure the area is typically done online via tools such as google earth or in person.

The more square metres there are to clean, the more time, cleaning up,  and labour will usually be involved.

So in simple terms, the size of the driveway or patio often gives the base figure from which the rest of the quote is built.

The type of material being cleaned

Some materials are easier and quicker to clean than others. For example, porcelain patios are often one of the easier surfaces to clean when you are looking at it purely from a square metre and material type point of view. They tend to clean up more simply than surfaces such as block paving or tarmac.

Block paving is often more labour-intensive. That's because each individual block has joints between it, and those joints usually need re-sanding after the cleaning process. That adds extra time and extra steps to the job. Cleaning block paving can also create a lot of mess, so there is often more cleanup involved afterwards too.

Surfaces like tarmac and resin bonded driveways can also be more challenging than people expect. Dirt, moss, and organic growth can sit deep in the pores of the surface, which can make the cleaning slower and more labour-intensive.

So although two areas may look similar in size, the material they are made from can make a big difference to how long the job takes and how much work is involved.

Access to clean your patio or driveway

If the area is easy to reach, with straightforward parking and enough room to work, the job is usually simpler. But if there is no parking at the property, or equipment is difficulty to be positioned mounted that can make the work more awkward.

In some cases, mobile equipment may need to be used instead of van-mounted equipment, and that can make the job more challenging and time-consuming. That extra difficulty is something that can affect the price.

Access is not just about parking, either. It can also include things like narrow entrances, awkward layouts, and whether there are lots of pots, furniture, or other items in the way.

Furniture, pots, and other obstacles

The more that needs moving before the cleaning starts, the more time the job is likely to take.

In most cases, professional cleaners will ask for pots, planters, and furniture to be moved before the appointment where possible. But sometimes that is not easy for the homeowner to do, especially if items are heavy or awkward.

If the area cannot be cleared in advance, and the cleaning team has to spend extra time moving things around, that can affect the cost. If items are heavy enough that they require two people to move safely, the job becomes more involved again.

These sorts of details may seem small, but they all add time and effort, and that has an impact on price.

The level of service being provided

A more professional service will often include the initial pressure washing to remove surface dirt and organic staining, followed by a chemical treatment to sanitise the area and improve the overall result.

That second stage can make a big difference. It can help deal with lingering organic growth and usually gives a longer-lasting result than pressure washing alone.

If one company is only offering a basic wash, while another is carrying out a fuller professional clean with a chemical treatment afterwards, the second quote may well be higher. But it may also provide a better and longer-lasting result.

That does not mean every homeowner will want or need the more complete service, but it does help explain why prices can differ.

Setup time and the condition of the surface

Some project are very simple to set up and carry out from a cleaning perspective. Others take longer before the actual cleaning even starts.

Hose runs, equipment positioning, protecting nearby areas, preparing the surface, and dealing with awkward working conditions can all add time.

The overall condition of the driveway or patio matters as well. A surface that has been cleaned regularly and is only lightly soiled is usually much simpler to deal with than one that has years of built-up dirt, moss, algae, and staining.

The worse the condition, the more time, care, and effort it will usually take to get a good result.

The company you choose

When you are comparing quotes, you are not just paying for labour and machinery. You are also paying for the level of service, communication, and trust that comes with the company.

For example, do they answer the phone or get back to you in a reasonable time? Do they seem organised? Do they explain the process clearly? Do you feel comfortable having them at your home? Are they going to fully clean up after themselves? If something goes wrong, do you trust them to deal with it properly?

A good company should also be honest enough to point out issues they find during the clean, rather than ignore them and hope you do not notice.

So what affects the price?

The cost of pressure washing a driveway or patio is usually affected by how much work is really involved.

The size of the area is often the starting point, but the material, access, obstacles, condition of the surface, level of service, and the company carrying out the work all play a part as well.

That is why two driveways or patios of a similar size can still come back with quite different quotes.

When you understand what goes into the job, it becomes much easier to see why pricing can vary — and why the cheapest quote is not always the best value.
