Why are some pressure washing so expensive? (Cost/Price)

One company might be surprisingly cheap. Another might come in much higher. And if you are the homeowner trying to make sense of it, it can feel confusing very quickly.


You might naturally wonder:


“Why is there such a big gap?”
“Are some companies overcharging?”
“Or are the cheaper quotes leaving things out?”


That is exactly what this article is here to help with.


This is not about criticising cheaper companies, and it is not about trying to defend higher prices for the sake of it. It is simply about helping you understand why some pressure washing companies cost more than others, so you can compare quotes properly and decide what is right for your home.

Pressure washing looks really easy

From the outside, driveway and patio cleaning can look straightforward.


To a homeowner, it can seem like someone turns up with a machine, sprays the surface for a few hours, and that is that.


But in reality, there is often a lot more going on than people realise.


Different surfaces respond differently to cleaning. Block paving, concrete, natural stone, porcelain, resin-bound areas nearby, old pointing, jointing compounds, drainage, staining, black spot, algae, and access all affect how the work should be done.


So while pressure washing may look simple from the road, doing it properly is not always as straightforward as it appears.


And that is one of the first reasons why prices vary between different contactors

Experience and knowledge can make a real difference

A more experienced contractor is not just charging for the time spent cleaning.


They are often charging for knowing:


  • what pressure is appropriate for the surface
  • what cleaning method is safest
  • when to use chemicals and when not to
  • how to reduce the risk of damage
  • how to deal with black spot, algae, or deep staining realistically
  • what result is achievable and what is not


That kind of knowledge usually comes from doing many different jobs over time.


Knowing what not to do is often just as valuable as knowing what to do.


Not understanding the surface that needs to be cleaned, causing damage or not completing a job to the desired finish is expensive.

The cleaning method can change the price quite a lot

One of the biggest reasons quotes vary is that companies may not be offering the same method of cleaning.


For example, one company may be pricing for a basic pressure wash only.


Another might be including:


  • pre-treatment for algae or black spot to get the best finish
  • surface cleaning with professional equipment
  • edging work and detail cleaning
  • re-sanding block paving
  • re-jointing certain patio areas
  • a post-treatment to slow regrowth
  • a more careful, lower-risk approach on delicate surfaces which takes time


Those are not the same service, even if both are described as “patio cleaning” or “driveway cleaning”.


A cheaper quote may suit some people perfectly well if all they want is a basic improvement.


But if another company is offering a more complete process with a better finish and more aftercare and customer service, the price will naturally be higher.

Some surfaces simply take more time to clean properly

Not all driveways and patios are equal.

  • block paving with heavy moss growth
  • tarmac and resin driveways with moss
  • tennis courts and wetpour surfaces
  • sandstone with black lichen spotting
  • patios with lots of edges and awkward detail
  • surfaces that need careful rinsing near walls, doors, or neighbouring properties
  • paving that needs re-sanding or re-jointing afterwards


Sometimes the difference in price is not about one company being “dearer” in principle.


It is just that the job itself takes more labour, more care, and more finishing work than people expect.

What is actually included in the quote?

This is one of the biggest things to look at.


When homeowners compare prices, they are often comparing a number at the bottom of the page — but not always the actual service being provided.


For example, one quote may include only the clean itself.


Another may include:


  • specialised stain removal treatments
  • moving light furniture or obstacles
  • protecting surrounding areas
  • re-sanding block paving
  • tidy-up and wash-down afterwards
  • waste and debris removal
  • Cleaning windows after particular dirty cleans
  • clearer communication, customer service and scheduled appointment times


So when one company looks expensive, it is worth asking whether they are actually quoting for more.


Because very often, they are

Insurance and responsibility are part of the price too

A professional exterior cleaning company is not only pricing for the clean itself.


They are also pricing for the responsibility that comes with doing the work.


That includes things like public liability insurance, training etc but most importantly taking responsibility if something goes wrong.


If a company is properly insured, properly registered, and set up to deal with issues professionally, that is part of the price.


Cheaper companies are not automatically careless.


But higher-priced companies are often carrying more structure and more accountability behind the scenes.

VAT (value added tax)

Squeaky Solihull is VAT registered, when we present our prices they include the tax in the price.


That does not automatically mean because a VAT-registered company is providing the service they are automatically  “too expensive”. 


Without going to much ito details, its fair to say just the component of VAT does make the price significantly higher with all things being equal comparing one company to another. But based on the way that vat works, a vat registered and none vat registered business can actually deliver final prices that are very similar overall, its too simplistic to say a vat registered business is alwasy going to be 20% more expensive, because that is not true.


Larger businesses that are typically vat registered have more resources available to be able to provide a more robust level of service compared with a non vat registered business with less resources. (obviously there are exceptions to this and its just a general observation)


And in practice, the difference between businesses is rarely about VAT alone anyway. It is usually VAT plus the method of cleaning, service level, equipment used, turn around time for the cleaning, communication, and accountability.

Who is actually doing the work?

Some businesses carry out the work themselves or use trained staff, vetted subcontractors with set processes.


Others may rely on whoever is available at the time.


That does not mean smaller or cheaper operators are bad. Not at all.


But when a company has invested in training, systems, customer service, and consistency, you are often paying for a more dependable overall experience — not just for the cleaning itself.


For many homeowners, that peace of mind is worth something.

Sometimes a cheaper quote is perfectly fine

This is important to say.


A more expensive company is not automatically the best choice for every person or every job.


Sometimes a homeowner simply wants a surface looking better than it does now.


  • You may not need perfection.
  • You may not want uniformed staff
  • You may not want re-sanding.
  • You may not need a premium service.


And in those cases, a cheaper quote may genuinely be the right fit.


The key is not to assume that expensive is always better or that cheap is always bad.


The key is to understand what you are getting.

How to compare pressure washing quotes properly

If you are comparing quotes for driveway or patio cleaning, these are some good questions to ask:


  • What exactly is included?
  • Is any treatment included before or after cleaning?
  • Will block paving be re-sanded?
  • Will any re-jointing be needed or offered?
  • Is sealing included, optional, or not recommended?
  • What method will be used for my surface?
  • Is the quote based on a basic clean or a more complete restoration-style service?
  • Is the company insured?
  • What happens if something goes wrong?
  • Will the area be left tidy afterwards?


Two quotes can look similar on the surface, but be offering completely different things.

But very often, they are more expensive because they include more, carrying more responsibility, using better equipment, taking more time, and approaching the work more carefully


That does not mean every homeowner should choose the highest quote.
