Like a lot of things in exterior cleaning, whether it is “worth it” depends on the surface, the environment around the home, and what standard you want to keep it at.

For some homes, a regular cleaning plan can make a lot of sense. It can help keep slippery surfaces under control, and make areas more enjoyable when they’re clean all year round

Not sure if you’ve noticed but we in britain seem to be spending more time at home, and more time in our outdoor spaces like our gardens and on patios. It can make a regular cleaning plan quite compelling

What is a driveway or patio cleaning plan?

A driveway or patio cleaning plan is an ongoing service where the area is cleaned on a regular basis rather than left for years and then fully restored in one go.

That does not always mean a full deep clean every few months.

At Squeaky solihull we typically offer biocide treatment a cleaning plan for every:

6 weeks
12 weeks

In many cases, a cleaning plan is more about staying ahead of the build-up.

As part of this cleaning plan the area is cleared of debris either with a broom, leaf blower or rinsed with a pressure washer.

Then a biocide treatment is applied

A periodic biocide or treatment work completed on the surface to stop algae, moss, and grime from getting back to the point where the area becomes heavily stained or slippery.

In simple terms, it is the difference between:

letting the area get quite bad, then paying for a bigger clean
keeping on top of it more often so it never gets quite as bad

If you’re looking into gutter cleaning, one of the easiest mistakes to make is assuming every company includes the same things.

In this article, we’ll break down what is usually included in a gutter cleaning service, what is sometimes included depending on the company, and what is often not included unless it has been specifically agreed beforehand.

Removal of debris from inside the gutters

At the most basic level, gutter cleaning usually means removing the debris that has built up inside the guttering.

Pricing is typically based on a price per metre square. The more m2 typically the higher the price.

To measure the area use online tools such as Google Earth , which lets us view a satellite image of your home and measure the area that needs cleaning.

We may also use Google Street View , along with property listing websites such as Rightmove or Zoopla , to get a better understanding of the layout, access, and size of the space.

By using those tools together, we can often get a very good idea of:

the size of the area
the type of surface
how straightforward the access looks
whether the job appears fairly standard or more unusual

Typically, for projects under around 100 square metres , this is how we price the work using online tools

That said, quoting online is not about guessing.

If anything looks unclear, unusual, or difficult to judge properly from online images, we may ask you to send over a few photos first.

And for larger or more complex jobs, we may still recommend viewing it in person before confirming the price.

What affects the final price once we’ve measured it?

Once we’ve measured the area online, the main thing we usually base the price on is the square metreage of the surface, along with the access to the area.

That is typically what we can judge most accurately when quoting remotely.

For many standard jobs, that gives us a strong enough starting point to provide a fair price. But there are some things that are much harder to see properly from satellite images, Street View, or property photos online.

What we often cannot see clearly from online tools are things like:

oil stains on a driveway
rust marks on a patio
deep staining from plant pots or furniture
heavy black spot or lichen
paint spills or building residue

Those kinds of stains often need extra time , specialist products , or a different cleaning approach , so they would not usually be included as part of a standard online quotation unless they had already been discussed.

So, for example, if we give you a price for driveway cleaning, that would not normally include oil stain removal unless we already knew those stains were there and is mentioned in the quotation

Likewise, if we quote for patio cleaning, that would not normally include things like rust removal or treatment for unusual staining unless it had been identified beforehand.

That does not mean we cannot help with those things.

Commercial large scale cleaning projects or where there are communal areas that require cleaning visiting a point of contact at a particular cleaning location would be recommended.

That is exactly what this article is here to help with.

This is not about criticising cheaper companies, and it is not about trying to defend higher prices for the sake of it. It is simply about helping you understand why some pressure washing companies cost more than others, so you can compare quotes properly and decide what is right for your home.

Pressure washing looks really easy

From the outside, driveway and patio cleaning can look straightforward.

To a homeowner, it can seem like someone turns up with a machine, sprays the surface for a few hours, and that is that.

VAT (value added tax)

Squeaky Solihull is VAT registered, when we present our prices they include the tax in the price.

That does not automatically mean because a VAT-registered company is providing the service they are automatically “too expensive”.

Without going to much ito details, its fair to say just the component of VAT does make the price significantly higher with all things being equal comparing one company to another. But based on the way that vat works, a vat registered and none vat registered business can actually deliver final prices that are very similar overall, its too simplistic to say a vat registered business is alwasy going to be 20% more expensive, because that is not true.

Larger businesses that are typically vat registered have more resources available to be able to provide a more robust level of service compared with a non vat registered business with less resources. (obviously there are exceptions to this and its just a general observation)

And in practice, the difference between businesses is rarely about VAT alone anyway. It is usually VAT plus the method of cleaning, service level, equipment used, turn around time for the cleaning, communication, and accountability.

Who is actually doing the work?

Some businesses carry out the work themselves or use trained staff, vetted subcontractors with set processes.

Others may rely on whoever is available at the time.

That does not mean smaller or cheaper operators are bad. Not at all.

After the cleaning is completed you can pay via cash or we can send an invoice over via email so you can pay online using your credit or debit card

It's just a way that we can request a payment from you after the cleaning has been completed in a streamlined way

If we don't clean your windows we don't request a payment, its not an ongoing payment at the same time each month, we at Squeaky Solihull manually request a payment once we have cleaned your windows, so you don't have to pay each time individually and we don't have to chase outsanding payments on the boring business end of things.

First: The Initial Clean

Every new regular window cleaning client starts with a first clean.

Why? Because if your windows haven’t been cleaned for a while, there’s usually a build-up of dirt, traffic film, algae, and residue.

That first visit resets everything and get your windows looking lovely

Every visit including the first visit we clean:

The glass
The frames
The sills
The doors
Skylights (where accessible… we have some really long poles)

After that, future cleans are a maintenance cleaning where we keep your windows looking lovely going forward across the seasons, this initial cleaning doesn't cost any more than your normal regular service even though it often takes longer. (this is why we have a minimum commitment of 3 cleans)

Do I Need to Be Home?

No, you don't have to be home

As long as we have safe access around the property and gates are unlocked, you don’t need to be home.

We use a purified water system (water-fed pole), which allows us to clean safely from the ground.

So we can clean all of your homes windows providing you can leave access for us - Should we not be able to access all of your homes windows on your scheduled day because the gates have are locked, we will clean the windows we can safely access. (we don't climb over gates or fences for health and safety reasons)

How Often Do You Come?

After your initial cleaning, your home will be added to one of our existing cleaning rounds with your neighbours, operated on a six-weekly frequency.

Having your windows cleaned once every 6 weeks is often enough to keep everything looking good, but not so frequent that it feels excessive.

Once you’re added to a round with your neighbours, you are automatically on the schedule going forward — there’s no need to keep rebooking.

You’ll get a text reminder the day before your cleaning, and we simply keep your window cleaning ticking over without the need of constant rebooking

If you are paying via cash, we can collect it in person at your door if you are home - but if you are not home we will send over an invoice so you can pay via debit or credit card online

please let us know your preffered payment method when booking window cleaning :)

Or on direct debit, we will request the payment on our end after the clean has been completed and you will get an email notification showing that Squeaky Solihull has request a payment of say... £25 for window cleaning. This payment will leave your bank account a couple of days later.

What day and time is my window cleaning?

As part of a regular window cleaning service your home is added to a round. The day of the week the cleaning is completed can vary each time due to our dynamic work schedule

The times your cleaning will be completed will be between 07:30 am - 4:30 pm from Monday to Friday with a text reminder sent the day before your cleaning.

Should you require a specific time and a specific day of the week for ongoing cleans, this feature can be offered as a premium service priced typically at double the price of our regular window cleaning price - Please contact us directly for this premium service.

How do you clean the windows?

We use a purified water system (water-fed pole), which allows us to clean safely from the ground.

There are no ladders resting on your window frames, no harsh chemicals, and no sticky residues left behind

This method allows us to reach even very challenging skylight windows and clean windows without having to stand on roof tiles

Our cleaning vans carry large tanks of purified water so we don’t have to use your tap for window cleaning

This ultra purified water is left wet on the windows and dries naturally, leaving the glass clear.

Can I skip or replan my scheduled cleaning?

We ask that you give us at least a 2 days notice to reschedule your cleaning, but the more notice the better :)

Because your time for cleaning is promised to you on the schedule, last minute rescheduling and cancelations make it hard for us to fill your spot

When signing up before your intial window cleaning, we do send over our terms and conditions

But when carried out properly, it actually protects your home and extends the lifespan of your guttering.

There is a slight nuance with issues happening after gutter cleaning which we will touch on at the end of this article

The 3 Ways Gutter Cleaning Can Cause Damage

Common ways for cleaning gutters within the exterior cleaning industry are either on ladders, or using a high powered vacuum

And they both come with their benefits and drawbacks

The thing that is common is that both of these tools are used by people

People that are doing their best to clean your home and keep it safe and protected when it rains

Bringing light to the problems that can happen when cleaning is to bring light to the issues that come with gutter cleaning

1. Ladders Rested Against the Gutters

A common way to clean gutters is going up the ladders with the good old fashioned ladder and bucket method

One of the risks using a ladder beyond just working at hight which carries risks is actually how the ladders are positioned.

If a ladder is leaned directly onto uPVC guttering, it does have a risk of cracking the guttering, or the clips that secure it in place

Here are some risks with resting ladders against guttering:

Cracking gutter clips
Loosen unions (where two sections of guttering join together)
Shifting brackets out of alignment
Put unnecessary strain along the runs of guttering

The risk increases significantly if ladders are slid sideways across the gutter.

That sideways movement can easily shear off clips, particularly if the plastic has become brittle over time due to UV exposure.

The Safer Approach using ladders for gutter cleaning

The safest method is using a ladder standoff , which allows the ladder to rest against the brickwork instead of the gutter itself.

If contact with the gutter is unavoidable:

Avoid resting ladders near joints
Be positioned on fascia boards
Never be dragged sideways along guttering

With metal or painted aluminium gutters, ladders should never rest directly against the surface as they can scratch the protective coating.

The truth is, gutter cleaning isn’t priced in just one standard way. There are several factors that influence the final cost — and different companies create a price, in their own way.

I want to go through the different ways guttering cleaning is priced, how the size and access of the home can influence the price too.

So let’s break it down properly so you can understand exactly what affects the price.

How Gutter Cleaning Is Priced in the Cleaning industry

Some companies charge by length of guttering

This means they calculate the cost per metre of guttering that is at your home or needs to be cleaned.

On paper, this sounds logical. The more guttering there is, the more work involved.

But length alone doesn’t always reflect complexity. A straight run of guttering on a bungalow is very different from multiple awkward sections over extensions and conservatories.

But there is a difference between a home with standard moss and leaves in the gutters and homes with broken tiles hanging out the gutters, compacted with sand that comes from concrete tiles where the coating has perished and mortar from ridge tiles washed down into the guttering

With regular maintenance, gutters usually contain loose leaves, moss deposits and these are are completely fine to clear

But on neglected properties, we often see sandy debris and broken tiles in the gutters.

When we come across homes like these, they become very challenging to clean using industry standard ways of cleaning them using tools like gutter vacuums.

Compacted moss
Thick mud built up along the entire run of guttering
Plant roots growing inside the guttering
Gutters holding standing water and saging

A section of guttering that might take 5 minutes to clear when lightly filled with moss and leaves might take 15 minutes or more when heavily compacted with sandy debris.

What Weather Do Window Cleaners Actually Work In?

Water-fed pole window cleaning has become the industry standard across the UK since it was introduced in the late 90's.

It’s safer, more efficient, and allows windows to be cleaned thoroughly from the ground using purified water

That said, it isn’t perfect.

We been cleaning windows since 2017 , slightly before the company was officially formed.

Over the years we’ve carried out many different types of cleaning, including internal window cleaning for a period of time but today we specialise purely in exterior cleaning

Water-fed pole cleaning works extremely well in most situations, but there are downsides — and we think it’s only right to talk openly about them.

Being upfront doesn’t mean the system doesn’t work; it simply helps homeowners understand what to expect and why certain issues can occasionally occur.

Spotting Marks on Glass After the First Clean

An issue we occasionally see… through the windows particularly after an initial first clean is what's known as spotting.

Spotting looks like light soapy looking dots that dry on the glass once the purified water has evaporated.

For this we are going to assume the water quality is good, and the water has been purified as this is the base standard for window cleaners to complete the job using this method.

There are two main reasons this "Spoting" can happen outside of poor water quality, it's typically to do with the window cleaning technician or the condition of the window frames.

Poor cleaning method

First, there can sometimes be an element of operator error. For example:

The windows may not have been rinsed thoroughly enough
The brush head may have been contaminated during the cleaning and transferred the dirty or milky water to the glass
Simply a window might have been missed all together just by not following a process

When it comes to jobs around the home, lawn mowing and leaf blowing takes the title when it comes to making noise.

But if you’re at home — working, on a Zoom call, reading, watching TV or in bed — the sound of the brush against the glass and the flow of water can be noticeable inside the house.

Even though the amount of water used isn’t large, it can create a rushing or gushing sound when it hits the glass, especially if the flow rate is high.

Compared to traditional window cleaning using a mop and squeegee, water-fed pole cleaning is generally louder .

You could even have heard it from another roof cleaning company especially if they're a purely roof scraping only company.

And to be fair, these reactions don't come from nowhere.

But like most things in exterior cleaning, the reality is more nuanced than simply saying pressure washing a roof is bad .

So rather than starting with broad statements, this article explains where the risks actually are , why they happen , and why professional roof cleaners talk so much about low pressure instead of force .

A Pressure washer as a tool for for roof cleaning

A pressure washer is just that, a tool .

On its own, it doesn’t decide how a roof gets cleaned. The operator does based on the tile and condition.

A pressure washer as a tool can:

deliver water at very high pressure
deliver water at very low pressure
deliver cold water
or, when paired with a boiler, deliver hot water

So the problem with pressure washing a roof isn’t automatically the machine itself.

The problem is how it’s used and on what type of tile

When people talk negatively about pressure washing roofs, they’re almost always referring to high-pressure cold water being used to blast moss off tiles.

That’s where things start to go wrong.

Risk one: forcing water under the tiles

Roofs are designed to shed rain water downwards towards the gutters.

Roof tiles are not a sealed system. They rely on overlap and gravity to work properly which is why roofs have a slope known as the roof pitch.

If the nozzle is angled incorrectly, water can be directed upwards against the tile, bypassing the natural overlaps between tiles.

No, and it’s important to say that clearly.

Not every roof needs a post clean treatment, and in some rare cases not every homeowner wants that aftercare option. It is always your choice.

That said it is in the very rare cases that clients choose not to have the soft wash treatment which comes as standard. Once the roof has been cleaned we recommend that once the roof has been properly cleaned, it makes sense to finish the job by ensuring the organic matter on the roof is sanitised to reduce early regrowth with a soft wash solution.

But the decision is yours. We offer our advice, but we understand that its not a one size fits all process.

For the purpose of this article, pricing is based on professional roof cleaning , not basic moss scraping.

For most roofs, our method is low-pressure hot water cleaning .

In simple terms, we use a pressure washer with the pressure turned right down, and the water is passed through a boiler where it’s heated to around 60-100 degrees. The heat does the work and not the water force - which allows the roof to be cleaned effectively without blasting the tiles.

As part of this type of roof clean, the bare minimum requirment for the service would normally include:

The inspiration for this article actually came from a personal experience.

I remember quoting for a roof cleaning job where the customer had already received several other quotes. We went through everything properly — what would be done, how the roof would be cleaned, and what the process would involve.

When questions started coming back and the woman gasped for air!

There was vibe of shock and disbelief!

And I don't blame her

I remember feeling like “wow this feels not very nice”, honestly I couldn't wait to respectfully leave if I'm being completely honest

But later on, I realised something important.

The lady wasn’t questioning me or my business at all.

The truth was, I hadn’t done a good enough job of explaining what actually goes on behind the scenes, and allowed her to research all the factors that go into roof cleaning on her own, what’s included, and why some companies price their work very differently to others.

That moment stayed with me.

And that’s really the reason for this article. Not to justify prices or criticise other companies but to help homeowners genuinely understand why some roof cleaning companies appear more expensive than others.

I’m not about to say “every roof is different” because they do have a lot of things in common and its such a cop out answer very common within many industries.

There are, though, different tiles, different roof layouts, different access requirements , and different risks. What works safely on one property may be completely unsuitable on another.

Understanding those differences is one of the main reasons prices can vary so much from one contractor to the other because unfortunately not every contractor understands the scope of the work in all cases.

This in once sense can be because of the clean up process that follows each method of cleaning. Not taking into account different equipment cost and the associated with owning and operating the tools required to complete each project. These factors play a role in the price of a roof cleaning project leaving aside the ideas and perspectives and opinions of which "method is best" which depends on the type and condition of roof.

Is a VAT registered roof cleaning business more expensive?

Intuitively, I honestly would say yes it is. But it does not mean that it is simply 20% more expensive.

VAT is another area that often causes confusion…

Now brace yourself, you are about to have some maths explained by a person that failed maths.

So if you don’t like numbers much. You're welcome to scroll on.

It’s easy to assume that a VAT registered company is simply adding 20% onto the same job, but the pricing doesn’t work like that.

Every business including a roof cleaning businesses has ongoing costs such as

Fuel
Equipment
Vehicle maintenance,
Waste disposal
Insurance
Software
Staff contributions

So when a business buys these products and services we pay the VAT too and this is known to a business as input VAT .

When you are choosing a company that is VAT registered and your roof cleaning price shows £1000 + vat (£200)

The roof cleaning company is basically collecting the £200 output vat on behalf of the government and giving it to them to spend wisely…

But! before those intrusive thoughts come in about if the government spends that money wisely or not

The business deducts the input vat we have already paid on the products and services we consume as part of running our business such as fuel, equipment, vehicle maintenance etc...

That £200 output vat we collect when we charge for our roof cleaning is now reduced by the input vat we have already paid.

In some situations, not even the entire roof needs cleaning. We regularly speak with homeowners who only want certain areas refreshed. Think about a porch roof, garage roof, or a lower-facing section of the home that’s more visible from the curb.

Sometimes those smaller areas are actually the source of most of the visual and practical maintenance challenges.

With that in mind, I wanted to explain some of the less obvious factors that can genuinely help bring the cost of roof cleaning down.

This isn’t simply the opposite of what makes prices go up, there are real, practical reasons why some roofs are easier, quicker, and more efficient to clean.

While the full cleaning process still needs to be followed including moss removal, gutter clearing, fascia cleaning, and roof sanitising to prevent early moss regrowth. A lighter level of moss means less labour and less overall waste that requires disposal.

Some roof tiles are simply easier to clean than others.

Flat or low profile tiles tend to give moss fewer places to take hold, which makes cleaning more efficient.

We’re not strangers to hard work but if you can imagine going shopping and having bags of fresh fruit and vegs loaded into your hands.

If there’s a driveway where the van can be positioned close to the property, equipment can be unloaded, assembled, and moved far more easily without interruption and delays it makes for easier cleaning.

I’ll do my best to explain the real and true factors that influence roof cleaning costs, so you have a clear and honest understanding of what affects the final price.

Roof Access and Safety Requirements

This is a big one that affects the roof cleaning cost an it’s how easy or difficult the roof is to access safely and actually clean it thoroughly in a systematic way.

Where possible every professional roof cleaning process is carried out without walking directly on the tiles, as this helps reduce various risk to contractors and to protect your homes roof.

Very few properties allow cleaning to be completed safely from the ground using long-reach equipment, it's more of a rare case. But when this is possible, access is straightforward and costs are lower.

Homes with extensions, conservatories, or complex roof layouts such as dormer windows can limit access or at the least make it challenging to access your roof when cleaning.

On the easy side, simply repositioning equipment.

Or on the higher end, requiring the next level of access equipment. Think about moving from a mobile scaffold towner on wheels - cheaper. Verses needing a cherry picker to complete the project.

With this said about using a cherry picker, its not just a case of “because a cherry picker is used the price is more”.

A cherry picker is another useful tool that can, but not in all cases increase the speed and effectiveness to complete a roof cleaning.

The Type of Roof Tiles effecting roof cleaning costs

Not all roof tiles clean the same way.

Flat tiles are generally easier and quicker to clean, as equipment can move smoothly across the surface and a larger area can be covered in the same time compared with a very profiled interlocking tile.

Profiled or shaped tiles require a slower, more controlled approach. These roofs often need a specialist rotating nozzle known as a turbo nozzle. (Quite a powerful name I know).

It’s used at a significantly reduced pressure, and methodical cleaning methods to ensure the tiles are cleaned safely without damage. This additional care increases the time involved and therefore the cost to clean the roof

How does a Mossy Roof effect the price of roof cleaning

The level of moss, algae, and organic growth has an impact on roof cleaning prices but its not the main cost.

Lightly soiled roofs may only need gentle low-pressure cleaning or treatment but still cleaning none the less.

Heavily moss-covered roofs often require manual moss removal before cleaning can even begin. This process is more labour intensive and takes considerably longer as in essence we are double cleaning the roof - luckily roofs like this are rare and typically only were homes are positioned under trees or have had no steps to ever maintain the roof in their lifetime.

So the more moss present, the more time, care, and cleanup is required which directly affects the final cost of a roof cleaning project.

While the end results often look impressive, roof cleaning can be a messy process in the middle.

We assume as part of our roof cleaning process the roof cleaning contactors would take away and be responsible for the waste and debris produced as part of the cleaning.
